Plans For New Kelowna Downtown Hotel

The City of Kelowna is moving forward with plans for a premier waterfront hotel and branded residential project at 289 Queensway in downtown Kelowna. The city plans to partner with one of Marriott International’s acclaimed brands on the downtown project.

“This project reflects the momentum and bold investment shaping Kelowna’s waterfront and city,” said Mayor of Kelowna Tom Dyas. “Alongside enhancements to the downtown waterfront, like the recently opened City Park boardwalk and development of a new swim venue, a premier waterfront hotel will help create a destination that attract visitors, support businesses and bring energy downtown year-round.”

Marriott’s portfolio comprises over 10,000 properties in 148 countries and territories and serves more than 295 million Marriott Bonvoy members. The partnership builds on the City’s 2025 acquisition of the development site at 289 Queensway Ave. and the Kelowna Downtown Marina to advance a world-class hotel and marina destination in the heart of Downtown.

The city is working with Avington – a global leader in strategic advisory services in the hospitality and real estate industries – to bring together an international-quality hotel project, a leading global hotel brand, a motivated developer and a quality investment group to bring the vision to life.

A premium Marriott brand on the waterfront would support tourism, increase Kelowna’s capacity to host conferences and major events, create jobs and contribute to the local economy.

With a preferred hotel operator now identified, Avington will lead a public marketing and sale process to attract qualified development partners. Any future purchase and sale agreement for the property will be subject to council approval.
